Patrick, I own a hedge fund and in that fund i manage SFR from FCL to REO and rehab then sell. I have a couple of properties that were part of larger trades and their attributes are different than SFR. There is this one and another one in Deby NY ( this one has 54 acres and i am looking at either selling it with the old house on it or putting storage units on it)
With regards to FL, a loan to build the 36 units is one option or i am working now at entitling the lot then selling , so I am open to either. If you would like to connect, i am on Linked IN as well.

I have a piece of land in Pensacola FL- It is 1.5 acres in the middle of town. It has two home on it now that are vacant. It is zoned high density / mixed use. Already discussed with the city and they are open for me to do a nice project. I can do 24 units an acres. The lot is in an L shape and side by two roads . I can buy the lot to complete the full square for 100,000K which will give me a complete 2 acres and 48 Units tops. I can also do a senior living facility as the area has 5+ hospitals within 5 miles.
