I am looking for recommendations for maintenance management. I don't need accounting, since I already use quickbooks. I have 32 sfr and have the opportunity to purchase a 38 unit apartment building. I need something that won't break the bank, but has room for growth.
Any suggestions will be appreciated.

Whether you will be able to attract a better clientele depends a great deal on where your units are. Shreveport can go from desirable to undesirable in the space of two blocks.
You also have to be very selective in choosing your property management company. I have heard and experienced some very bad situations with some of them.
I can recommend some Honest people to do some of the work if you would like

At the risk of being the real grinch in this situation, have you considered that he might be lying about his wife's illness? Tenants do some things that just make me shake my head sometimes.
That being said, you are not the one who should be taking the financial responsibility for her issues. You can be compassionate and sympathetic while still holding them responsible for their own issues.
Go through with the eviction, sooner rather than later.

I agree with Patrick. Life happens, and even though we may sympathize, that doesn't mean we should bear the financial burden. His idea to refund any deposit that might be left if you are able to rent it out before the month is out is an excellent and compassionate one.
