Found the deal from a wholesaler. The owner was facing foreclosure. Paid with Hard Money. Put 45k down and made a crap ton!

Maybe consider buying in an alternative market? Nashville is a great place to buy a rental whether it is STR or LTR.

@Corey Martin 0% in immediately surrounding areas and 2-3% on the outskirts of Nashville or pocket neighborhoods.

Gallatin, Hendersonville, Goodlettsville, Hermitage, Springhill, and Chattanooga. 

All the deals I've done in these areas have produced the highest returns.

Whether you decide to jump in or not is entirely up to you. But not every cash offer is as it appears. There are investors utilizing certain lenders that offer "cash-like" financing. Meaning, can close quickly, not necessarily needing an appraisal, and can fund properties that are distressed. They'll be more expensive to use but if it means getting a property that is a deal then it might be worth considering. I would also consider getting creative in all the ways you can either make a bad deal a great deal and/or where you are searching for your deals.  There are always deals. 

For example, this is a deal I just did: 
I found a house for sale by the owner
He wanted 330k for it. 
I offered him 315k with a 14 day close with no appraisal contingencies and short pass or fail inspection. 
He accepted. 
We closed and a week later I relisted the property after having it professionally cleaned for 386k 
I closed on it a month later for 386k doing absolutely nothing to the house just because of where I found the property, and how I made my offer.

Are you wholesaling deals often in Nashville?
