Hi all - I have a traditional 30yr Fannie/Freddie loan with 25% down on a duplex that is currently rented out and cashflowing well. I have forced an additional 30% of appreciation through some redesign and repairs. Are there any loan products I’d be able to cash-out refinance into before 12 months of seasoning? I seem to get mixed messages in my research. Thank you!

We have a 2 step program that we fund out of balance sheet that allows you to pull out cash before 12 months, and then refi into a conventional loan. You get the best of both worlds in that way: No seasoning to pull cash out AND the conventional rate/costs and no pre-payment penalty which are all better then DSCR loans. We do not lend in Missouri however if the property in is MO.

Hey Jay - this is super intersting. Rental is in MO unfortunately here but are you aware of anyone else who has similar products serving MO?

Hi all,

I am looking to start having conversations with local agents in here in St Louis who specialize in working with investors of single and multi-family homes that need rehab work and will be longer term holds. I have connected with a few through the BiggerPockets tool but am also hoping to connect with others through this network.

Any referrals or recommendations are welcomed. Thanks in advance!

Hey JJ,

Sorry this happened - has there been a resolution? I’m also in STL and may be able to help recommend a new painter if ever needed.

Hi all,

Look forward to connecting and interacting with many of you! I have plenty to learn but if I can ever be a switchboard or resource please let me know. I come from the a ticketing background and can provide lots of resources, connections, and perspective on the ticketing space (including my thoughts on the recent Ticketmaster news).

Generally looking in and around the Missouri-midwest area for our first BRRRR property and am fortunate enough to have a general contractor as a friend/neighbor who will be a part of the business.

Thanks again and happy to be here!

RBFCU typically hasn't had the most competitive rates in my time shopping with them. Texas (SA) based company so always make sure to include them in my search if they come up but ultimately have never pulled the trigger.
