Also, you need to have a plan once you get a list, how are you going to get in contact with them It all depends on your budget.

You cannot find a list of motivated sellers. You will not know if they are motivated to sell until you reach out. When creating a list, you are essentially filtering homeowners based on who might seem most likely to sell.

You can check your local county records site for properties with delinquent taxes, probate cases, or foreclosure filings

I am a rookie here. Where does one go to find a list of motivated sellers other than paid services like PropStream and other software?
