Hey Andrew,

I started out flipping SFR in JAX and while I enjoyed it and made money on every deal it wasn't getting me to my goal fast enough. I transitioned into syndicating large apartments and if you listen to those that have been successful you too may see that multifamily is the best asset class to be in.

I love Grant Cardone and am attending his 10X Growth Conference in February.  I also read his book which was really pitch for his fund.  Grant is a master at sales and marketing and if I were a passive investor I would go with someone who focuses solely on deals that are aligned with my goals.  His minimum is now $5K.  If you invest 10K or even 100K with GC you'll get a small piece of a very large pie since his deals are typically around $50M.

You're taking the right step with a mentor.  Focus on the area you and your mentor know well.  Avoid putting your own money in and instead look to syndicating apartment deals.  This is something I wish I started with and now after several years of flipping single family I'm making the change into a smarter investment class.

I too am considering a mentoring program. I’ve looked at the top 3 that @Alina Trigub mentioned. Their content and books are great but rather than read feedback on their podcasts I would love to hear from actual clients.

Junk King is running a National campaign, “Cleaning Up America” that’s taking place right now across our Nation. Your best bet is to partner with a local investor and split the profit.  I recommend posting the details in the marketplace.  If the numbers make sense I would be interested.

I've had the best luck with direct mail.  A personal yellow letter works great.

@Kevin Park you should also check out Terranova Construction.  They are in Vienna and do really good work.
