Hey everyone, I’ve been looking to get into wholesaling and after driving around my area I found 2 vacant and rather sad looking properties. I really want to wholesale them but it defiantly seems confusing especially with every states regulations being different. So I’d ether like to give this to a local  in Virginia and all I’d ask in return is to follow the process or if someone could point me in the right direction of getting the right contracts for my state and properly filling them out. I have found the owner and can find the buyers. I just need help with the paper work.

Hey everyone, I'm newer into the real estate investing world. I had some questions about buying portfolios. I don't see as many people , that i know of, buying portfolios. This makes me think the cons outweigh the pros. Is it better to find individual deals/ small package deal? It sound like a good deal if the numbers work and if your due diligence shows that the properties aren't being held together with duck tape and hope. So what is your  guys opinions and how would you approach buying a portfolio. 

Also for my second question, how to you go about financing this ? Can I get a normal commercial loan with a 30% down?
