Any guidance on where I should start? What is the easiest route? House hack? or flip? I plan to use someone else's funds to acquire the property. Any advice would be greatly appreciated. Thanks!

i am a new whole seller in Houston, Tx. I was wondering if any of you have any tips for successful whole selling. What contracts will i need? Where do i find them? Should i get a LLC? Are there any websites that are good resources for finding deals? Where can i find an absentee list? Should i use a lawyer?
