Gurus, I need some expert opinions and some contacts.

I am from Colorado Denver and want to invest in out of state where the ratio between net rental profile and price of house is pretty high. I am not new to real estate investing, and Denver area is too costly. I was looking at the Atlanta market and got some lucrative ones there (just an example). I am considering some flippers, but I also have a day (main) job. I am looking for some market insights in lucrative markets (with good ratio),  some "trusted" contacts (flipping, handyman and property management) and some great suggestions. I know folks are out there (absentee landlords) and have done this. Initially I can not invest anything more than $40k and I am trying to maximize it as much as I can.

Thanks folks. Now that I have bought the condo, I am looking for some help on how to put in on rentals. I have changed the carpet, cleaned everything and the condo is in grate shape. Any information on how to put the apartment on rentals (not going with rental management company) and any info on step by step process (website information), screening process will be greatly appreciated. 

(Not sure if I am missing any step here, other than try to get renters).

I agree @Bill. It is a huge entry barrier for a newbie to penetrate this market (as of now).

How is it going on Colo Springs ? What is the average ROI (risk vs return) on rentals per yr ? I was reading an article today and it looks like during 2015, there were 35% cash deals in Colo Springs of total sales.

Will be surely interested about deals out there.

100-150k @ Travis....but i don't just want to buy any property. I want to buy a 'deal' - which is tough to find in this market (mostly below market price or the property with a spread). Looks like a tough find these days.

Interested in real estate and become the member of BP. Great website with lots of content and people. Denver market is really hot and it looks more like a sellers market. I am trying to buy a rental (my first buy) and want to get some positive cash flow out of it. I was following few of the rental sites, talked to an agent and started following few rentals for sale. Most of them which I cherry picked, were gone within a day or 2. Above all, all of them were going at 15-20% over listing price. I know it is the real estate market and may be those properties are not worth that much. I ended up competing with cash buyers and I started over bidding.  I am not a cash buyer and with my first buy, I don't want to take too much of risk.  I am aiming to put 25-30% down (as it goes with investment property).

Looking for gurus out here who deals with same situation and how they handle it and how much risk they take. Looking for strategies on how to make money with condos if I start now in Denver (and surroundings) market.
