Quote from @Jeff Eames:

Hi all,

As the title says, I'm looking for good markets for buy & hold SFR's for ~$100k in B neighborhoods. Want to find something that I won't have to be super levered up on to start, so I can get some cashflow going early. Looking at Indy and Kansas City right now. Would love some other suggestions! Thanks all!

Oklahoma City is a great market for STR's at that price point! That is the next project I'm currently shopping for.

Hey Amna, I am a licensed agent and investor in OKC. I'd be happy to help with any questions you might have about the market. I have spreadsheets that could be of service as well, happy to share!

Quote from @John Burg:

I recently made the decision to get into REI, looks like I am going to have to compete with a lot of out of state investors after a video like this lol

John, you’re not wrong! I work with a brokerage in OKC that specializes in REI. The majority of my repeat buyers are from out of state.

Oklahoma has 2 spots on the list!! OKC coming in 5th and Tulsa took the top spot at #1!

I’m a licensed realtor in Oklahoma, born and raised in the OKC area.. so, of course I’m a huge fan of my state! But it’s super cool seeing the outside recognition as well!  It’s been amazing watching the steady economic growth over the last decade and a half in OKC. And the energy in Tulsa over the last few years has done amazing things for the city! If you haven’t checked out investment opportunities in Oklahoma, you’re missing out! 🔥

Quote from @Brandon Staines:

I am fresh in the rental property industry and am unsure where to start.

Oklahoma has been mentioned already, but I cannot agree more! Oklahoma is known for being investor friendly, landlord friendly and small business friendly. Our real estate market is stable and has been steadily inclining over the past decade, right along with the rental market. Our local economy is booming! But even more importantly, our houses are still priced WAY below national averages. DM me if you'd like more specific info. I have articles and various things I can share. I love my state :)

House hacking is such a cool concept! Love to see that it worked out for you! I recently acquired my first single family rental in Moore, with sights on multi family!

Can you change a lease that is currently executed?

Oklahoma City is huge area wise, with some areas being great for investors and other areas a little more risky. Anything in OKC near downtown, plaza district, midtown, paseo, gatewood, these are all worth looking into. Edmond, Moore, Mustang and Yukon are all suburb areas outside of OKC with great school ratings and low crime rates. Norman is a great area, that's where I live and love it! With the university here, Norman is a solid area to collect property in! Tinker Airforce base is on the SE side of OKC, there are quite a few good pockets for rentals in that area too. But you want to be careful getting into the Del City area on that side of town. They have a lot more restrictions and city permits to comply with. Hope that helps!
