Hey for the first time I'm looking into buy a property with a partner. We are not looking to form an LLC just use a partner agreement. We plan on 50/50 split on money in and out. I need a starting point to structure the deal and thought this would be a good place to hear some help. What should be included what strugges have people dealt with this type of purchase.

I'm in contract right now on a condo that I bought for 124000 and they pay title. It needs about 8000 worth of repairs. It was appraised for 140000 as is and 159000 arv. Cash flow of 250 with an average unocc in the area of 5%. Its also in a desirable area. I only put 15% down loan amount 105000. I was told to just sell it and make some money and look for the a diffrent rental. Houses in this area are typically sold in less than 2 weeks. So I may never even make a payment before its sold

Has any one ever rented a residental property to a company that wants to sub lease to there employees/interns. I got any offer for 50$ a month over market 1 year lease. I know the company owner and she is solid with a long track record for there company. My question is what if any actions change for me as a landlord like insurance ECT for a sublease.

@Ivan Terrero in my opinion west of 95 or east of us1closer to the water. in between is a little to rough for my taste. With that said there is alot of money in projects are set to begin out the that should bring alot of decent jobs.
