So, I have a property under contract in Columbia and need some funds.   I need $85,000 and I am offering the lender return of full amount + $12,000 in 3 months.   Is that a deal for a private lender on this site, a little over 13%?

Amazing Morning, 

I am Kristie and very excited to target my second investment property after a wonderful career as a Speech Pathologist of 28+ years who has served seniors suffering from neurological disease such as stroke, MS, Alzheimer's disease and Parkinson's.   

Today, I have the opportunity to establish my radius in the NC, VA and SC markets for purchase, rehab and rent/rent to own then cash out with a refinance or buyer purchase in 6-12 months. This target allows me to improve quality of living for adult college students in university markets, senior living areas among otherwise vacant and distressed properties, as well as acquire properties for successful rentals.

We offer monthly or quarterly interest only payments, or receiving your 8-12% return along with your principal in 6-12 months.  Your investment is secured by a 1st lien on the property, and we only invest 70% loan to value.   

For this example, I have 3 duplexes offered to me at:  $160,000 each in Columbia, South Carolina.  I can acquire them with $150,000 lender investment and contribute $10,000 to the deal.  Renting at $1500 per unit, I am able to pay $1600 in monthly interest.
