Quartz is our plan. The cabinets are solid and in good condition, just need a paint touch up and new hardware. Easy enough for us to do on our own. We will also extend the island with the counter top so we can put a couple bar stools there.
Kitchen and all three bathrooms will be done in time, but need to spread out both for cost and to not have the home off the market for long stretches. It's tough to get contractors in our area as there is high demand so scheduling is difficult too.

For the kitchen we need to upgrade to a stainless stove and dishwasher-the fridge is already a stainless french door model. We need to replace the counter top and island top as well. I'll refinish the cabinet doors and upgrade the handles and drawer pulls on my own.
Our tankless system can put out 12 gal/minute so plenty capacity for another shower since most showers (and we have low flow showerheads) put out about 3gal/minute.
I'm really torn. Although I love the idea of an updated kitchen, and the pics would certainly help draw viewers in of our listing, it feels a little tight to just have 2 showers for 10 people.

We bought a home on the Oregon Coast that was an active STR. It hadn't had any updates in a long time, we are going through and picking them off one by one. We've swapped out the old 40 gallon hot water tank (for a house that sleeps 10!) for a tankless system that will give everyone a hot shower, run the dishwasher, and washing machine all at the same time. We've just torn out the old stained carpet and put high end laminate throughout. The roof was just replaced. Next up will be either kitchen updating, bathroom updating, or adding a shower to the 3rd bathroom (it's a half bath only). Thoughts on which to do first? The house was built in the 70's, so the master and guest bathrooms are in need of updates, although they are clean and function fine. The kitchen is a little funky and dated but again, functions fine. My sense is that adding a 3rd shower might be the best bang for our buck, but pics of a pretty new kitchen could also pull in some renters. I'd love to hear from some of you who have way more experience at this than we do!
