We are going to rent out one of our properties for the first time. I’m not exactly sure where to start as far as how to word an application and a lease. Are there any sites that you would recommend?

How difficult is it to rent a home or townhome in the southern US with no garage?  Does this significantly effect rentability?

We are looking to buy a residential property to buy and hold in the Orlando area.

Does anyone have a recommendation for a good online mortgage broker?

I've read conflicting reports saying that the house market will drop but others say that the interest rates will stay relatively low.  We are looking to buy and hold for 10-15 years.  Just trying to decide when its best to pull the trigger.

We are planning on purchasing a property in Florida that we could potentially use in the far off future. Should we go will an LLC or purchase an umbrella policy? This will probably be the only property we purchase.

Thanks for your reply. The reason we are wanting a property manager is because we don’t want to deal with the hassle along with our everyday jobs. Making a profit is not our main concern. I’d be happy with just making enough to pay the mortgage. I know realtors have property managers that they will recommend but I would also like to talk to managers that would be recommended by a third party.

My husband and I are thinking about purchasing a vacation property in the Orlando area. We intend to rent this out now and use it as a winter home when we retire. We prefer to be in the Disney area. I figure that we will need to use a property management company to run the unit because we live in Ohio. Do you have any management companies that you would recommend? We would like to use it as a STR but will do long term if needed.
