Hi Joanna,

Most of my deals are found off market by my marketing for motivated sellers. I do not waste time going to the auctions...the price usually gets bid way above asking price. You are correct it is a tight fit with the numbers. typically if the home can rent for 10% if the price it is an ok deal. I look for in my rentals for $3-400 per month cashflow. I can achieve this by advanced techniques. I recommend going to you local REIA. They can help educate you on different ways to buy properties. It might be awhile before the right property comes along. Don't get discouraged. Better to have + properties, then negative performing ones. Way to go for taking action!! Good luck!

Hi Carla,

I think it is very wise to write every thing down...when in doubt document. Even an email works. Having a business entity is always a great way to invest and hold property. It provides some protection against your assets. A JV agreement works too. You have to think about if you want to be found in public records or not depending on the closing that you chose. As for the software, I would explore what is free to you first. For instance Zillow, Trulia, public MLS system. Make friends with a realtor.

Hi Joe,

That is great!  Sorry it took so long for me to get back to you.  That is great that you do that in CA.  I know that many don't even know about them and how useful they are.  In CA, correct me if I am wrong but, do you have to not include "land" in the title because of the possibility if not getting title insurance?   In FL that is how I buy and sell all my properties.  I make offers in the name of a land trust.  It hides who I am through the whole transaction. To me, that is very important.

Did you know that there is a way to hold property in Florida with out giving up who you are?  To me, keeping my name off of the public records is so important.  Walt Disney was able to buy all the property for Walt Disney World this way. The entity is called a land trust.  Lets discuss it!

To really look at what area of investing you would like to focus in, I recommend on joining your local REIA. It is a great way to educate yourself and build relationships for joint ventures, generating funds, and well just having a good time.

Great for you getting your foot in the door.  Getting a loan is a great way to go.  There are other ways of investing which can create a quicker transaction.  It requires lots of creative thinking, negotiating. Every situation is different.  Message me to discuss further. Good luck.
