I have full documents on her damages.  The repair companies also sent me photos of proves that she broke things.  But for some, like the microwave of 7 years, I have no idea how she is capable of breaking a microwave.  Or microwaves of 7 years will normally break?  I have not encountered a broken microwave in life.  Another thing she broke is the shower head.  I have no idea how on earth can someone just pull off a shower head.  Others I have absolute proof.

Another thing.  There are cats outside the condo, everyone loves them.  I adopted one myself, so as my neighbors.  After she moved in for 2 weeks, she told me a cat died on the porch.  I really don't know how to react to that.  The condo has been built for 7 years and no one ever has anything about cat dying or any issues.  She complains about cat pees.  Cats don't pee just anywhere.  My wildest thought is she poisoned the cat.  

I am also aware CA is not landlord friendly.  But this tenant is crazy.  I have already served her the 30 days move out notice.  She said that doesn't count, she  now denied that she signed the lease.  We had wet signed lease and emails to proof.  She is totally crazy.  I thought she has a job and a daughter, and just got a promotion, and ok credits.  Should be fine.  Didnt expect to turn out like this.  

Does your lease mention anything on repairs? Any statement on the initial move-in check.  You can list specifically that you will do an initial check and ask her to sign.  Anything after 3 days, she is responsible for repairs.  If she disagrees, she can decide to move out or not.  

I just started renting to a tenant for a month.  Within a month, she has caused multiple issues to the property, estimating repairs is closed to a thousand dollars just within a month.  I paid in the beginning hoping to create a peaceful relationship.  But, she keeps on breaking things and texting me every weekend.  I pointed to her on the lease where we agree that if she breaks things, she need to pay for the repairs.  She then threatens me with lawyers and court.   I decided I need to evict her.  What are your advice?
