@Olga Kostrova I would check local ordinances. Even though your COA may not restrict it in the CC&Rs, the city may have restrictions associated with STRs.

@Sean Rooks has a really good point.  There are so many PMs out there it can sometimes be overwhelming.  When you're ready to hire, let me know and I may be able to recommend someone.  I would still follow the advice in the book.

@David Gatlin I will tell you that as soon as I hired a PM for my first property, it was such a relief. It all depends on you. Have you learned enough to be effective at self-management? Would you rather earn the experience, or make it easier on yourself. Whichever you do choose, I would always budget for it.

@David Gatlin either option would be a great start. The BRRRR in my opinion is the greatest strategy for building a portfolio, and when you couple it with house hacking, it really can't be beat. You could buy another new property every year as long as you don't mind moving annually, and you can do it with so little money out of pocket.

@Logan Perkins my first 2 properties were purchased about a year apart. I lived in them both and house hacked. I didn't know at the time I could have used my VA benefit a second time. I got a conventional mortgage for the second and paid PMI for about 10 years. Do you know how much of your eligibility you have left?

@Logan Perkins this area is very active. The market right now is pretty hot. I own a few properties here myself. As long as you run your numbers, and don’t lose your head, there’s good opportunity.

@Landyn Neumann I use a feasibility study clause in my purchase contracts. It basically gives me the option of if it doesn’t turn out to be a feasible outcome, I can cancel the contract. I’ve never had to use the clause , but it’s a good option.

@Joshua Joseph you need to call up all of the local credit unions an find one that will do the refinance with a commercial loan product. I recently bought a house with an 80% LTC commercial loan for a house I paid $52,500 for.
