@Doug Beck Hi! I know this post was over 2 years ago but figured I’d reach out anyway. I’m a new realtor in south jersey and looking to begin wholesaling and wanted to see if you would be interested in connecting and possibly mentoring. Thanks!

I'm thinking about starting with the standard yellow letters but make them slightly different to stand out a bit. I think I was overthinking how to word everything letting them know I'm an agent who's an investor looking to purchase their property. I did us "we" since I'm going to be wholesaling and I'm not technically buying the property.

Where do you get the consumer notice? Definitely something good to have.

Hi Ishaq! Happy to connect with another NJ realtor/investor. Since I don't have an LLC right now can I market to sellers as myself while disclosing I'm an agent? I'm leaning towards some direct mailing.

I'd definitely be open to discussing working on some deals together. I haven't done anything yet so this is all still so new to me.

@John Thedford Thank you. My broker is aware and has no problem with it. He just said to disclose I’m a licensed realtor, I was just looking for help on how to actually word it in my direct mail and other marketing.

@Jimmy O'Connor I’m also a realtor (in NJ) and am just getting started in wholesaling (haven’t done a deal yet). My broker is fine with me doing this. I’m trying to figure out how to add in disclosing I’m a realtor in my direct email letters and marketing. How have you done this? Also, I’m going to be starting out doing assignments.

Hi BP community! I’m just getting started in wholesaling and have some questions. I’ve been reading, watching, listening to everything I can get my hands on. Forums here on BP, Cory Sperber, Sean Terry, Don Costa, The Flipman, to name a few. I found a few potential properties I’d like to reach out to. I’m probably going to start with DM and maybe some cold calling. I’m starting out with assignments as well. I’m a realtor in New Jersey, mainly southern in Cape May and Atlantic counties. I know I have to disclose to all parties and in the contracts that I am a realtor. So first question is, do I have to disclose being a realtor in my marketing? I’m not trying to hide anything, just wanted to see how that goes. Also, if anyone else is a realtor - what do you say in your disclosures in marketing? Second question is about EMD. I see mixed answers about this. Do I, The wholesaler, put the EMD down when I sign the contract with the seller? Or does the end buyer put it down? Third question is how does it work when the property has back taxes, liens, etc on it? Thank you in advance to anyone willing to help out!
