Good Day Craig,
I have been where you are many times Craig. You can overcome your fears. The fact that you can see that you require more to make changes...is huge. Seeing your habits that don't help you get to where you want to be...is huge. Congratulate yourself for that. The majority of people don't have the courage to see themselves objectively and vulnerably as you are doing. Winners are problem solvers and that is what you are doing.
I recommend Jeffrey Combs of Golden Masterminds, John Assaraf, Dr. Joe Dispenza & Marissa Peer. They all have different methods and approaches so see if any of there content/methods connects with you.
I don't need to know you, to tell you...you deserve whatever success you can see for yourself! You deserve it! You deserve it! You deserve it! You can overcome your fears Craig! Don't give up on reading and feeding yourself knowledge and find some audios that make you feel good, if only for a little while. Be your own wealth cheerleader Craig!!

Good Day All,
I'm new to real estate investing and I have been sending out mailers and emails over the past 40 days to potential sellers for me to wholesale their properties. I've now sent out approx. 70 mailers, 3 responses, 1 ratified contract! I've contacted builders/developers for the first time as a wholesaler and I truly feel like a rock star already!! I'm looking forward to my first closing!
I had to speak with the seller multiple times before meeting in person to get the purchase agreement signed. I was nervous and scared but acted and pushed through in spite of these thoughts and feelings.
I currently don't have a mentor. I currently don't have an extensive buyer's list being so new. I don't currently don't have access to thousands of dollars by any means. I only have my internal drive to succeed no matter what.
I want to share my victory for two reasons, one...in hopes of encouraging another to stick with it and be patient, perfection is not needed to get started. You're only guaranteed to lose, if you decide to give up or never start. Winners don't complain, we solve problems.
Two, I want to give myself a pat on the back and be my own cheerleader to wealth. Sometimes, I can get so focused on achieving the next goal or beating myself up for what didn't work...that I don't congratulate myself for what I have accomplished. I have also experienced "paralysis by analysis" with other ventures and wanted to just give up at times.
Be your own cheerleader if need be, pat yourself on the back for the any victory. Decide to feel like a champ before the actual win!

Thank you Andrew for your reply. It is very helpful. I've been really getting into understanding the comps in my neighborhoods, beginning to practice estimating rehab costs, costs to build a single condo unit(based on finishings), etc... Understanding the numbers are the key to mastery!

Good Day BP Community,
I am new to real estate investing and have taken the route of learning to wholesale contracts in DC. I am new, however this is not a side hustle for me, this is a full-time business in building wealth for myself and my 17 year old son.
I have my first ratified purchase agreement after sending out 60 mailers over 1 month(as of this post), getting 3 responses...securing 1 contract. Yay for me! Now comes the next step, marketing my purchase agreement, specifically I am targeting a few developers who have completed condo conversion projects of single family homes on the same block and within a few streets of the property. I'm using their own comps to show an estimated ARV.
If I double close, I have more marketing options legally. What are recommendations for approaching a developer/contractor with the proper numbers and language. Recommendations on creating a buzz that may generate multiple offers because the property is in a prime DC neighborhood.
