It is 1600 sq ft but has at least 900 sq ft below that can be legalized.

It also is an R2 zone so can be blown out or have a separate house built. Incredible views.

Purchase Price: $1,050,000

Construction Cost: $200,000

Resale: $1,600,000

Projected Cost after fees: $250,000+

I have a deal where the neighbors tree roots are starting to grow under the house and creating foundation problems. Who would be responsible for the cost of cutting the tree down? Also could I ask the neighbor to pay for foundation work if need be? The tree is located in there backyard.

I'm starting to get several calls a day from motivated sellers. I have two appointments coming up to see the houses. I most likely will get both houses under contract. What is the next step once that happens? How do I market these deals? How do I find these Hedge Fund buyers? How do I find escrow companies who know how to double close? How do I get/find transaction funding? I'm based out of Los Angeles, California, so feedback from local investors would be appreciated.
