How can we get pre leasing with national tenants? Are there specific big brokers that have that kind of influence to get national tenants.? If I am doing my first retail construction, is getting national tenants impossible?

I would echo what others have chimed in. Frisco does not make sense for rentals.
I have been actively looking for rentals all over in metroplex. Last week, I made an offer for a house in Cedar Hill and was outbid. My offer was for full asking price.
I like pockets of cedar Hill, Arlington ( south east, Mansfield isd), parts of Crowley.

Thanks @Scott Meyers. What is good SS SF per Person number that would be ideal to say the market could absorb additional capacity.? Do you assume a 5 mile radius as the population.?

I am looking into buying an existing self storage facility in Texas. The economic occupancy on the property is low. I want to get a Market feasibility study done to make sure the market is not over saturated. Does anybody have recommendations on companies that do market study for SS.?

Hi @Shital Thakkar,
I was looking at getting into the CRE space. In Oct of last year, we made an offer for a 6 tenant retail strip center, but the offer was not accepted. Overall i feel, in the DFW area the cap rates are too compressed (5-7%) compared to the risk. The big risk that i see with commercial is that - it is one of the first investment that takes a hit when economy is not doing good.
I have been recently leaning towards investing in Self Storage and MFR.
