Try wholesaling! you need little to no money to start!

I find it really helpful as a wholesaler to work with real estate agents. I let them know it is off market and they can add their commission on top so the end buyer pays their commission but first call to find out if they work with cash buyers so you are waisting your time and inform them that you want to keep it off market. The agent will let their cash buyers know and they use their time to try and find the deal so you can focus your time on growing your buyers list.
