Our market is similarly competitive right now, with multiple offers on most if not all transactions. Don't deviate from your plan and be patient. Often properties that are overpriced remain on the market past the first few days of listing frenzy and may be negotiable. Your realtor would be able to send a list of properties that exceed 14 days on the market. Evaluate these properties and make offers according to your numbers, not based on list price. After losing a few multiple offer situations it's tempting to get frustrated and end up with a property that may not fit your goals, stay disciplined.
