Hello multifam board, I'm currently putting the building blocks in place for a future syndication deal. One unusual issue I've run into is finding an experienced attorney to help guide the process. I've spoken to acquaintances who are RE lawyers and they don't have any experience in setting up a deal like this. Anyone have any recommendations or contacts in FL? Thanks! Kujo

Thanks Andrew. I'm looking at a couple more buildings here closer to central FL. I love these mom&pop buildings but they need some updating to command higher rents. The non-window unit A/C issue is about $50-100/mo bump. So although it's an expenditure, it does help me increase the NOI.

I've been looking at those but wasn't sure if the single wall mounted unit can cool a living room as well as a bedroom that is around the corner.

It's Florida. We basically have little to no use for heaters or furnaces.
Hello everyone, I have recently started to transition out of single-family and into multifamily investing. One of the buildings I have acquired is an eight unit old-school apartment complex. In starting to bring it up to speed, I am considering replacing the old window units with central AC. These units are small one bedroom approximately 600 ft.² units so it would not require huge AC units to cool them. Does anyone in this forum have any experience in similar projects? I'd love to hear of any pitfalls or lessons learned from others on the board. Thanks! Kujo

As with every deal, DYODD. Due diligence in the financials is what is your North Star. If it works, go for it. If not, look for the next deal.
