My Partner and I use RUBS to allocate utilities expense for our Tenants and invoice through the Residents' on-line payment portal. We do this manually as the longer term Tenants are grandfathered and their utilities are paid. We would appreciate ideas on how this might be automated.

I just heard the opposite about LV as well as California, with frothiness in both markets and sustainability in question. On the other hand, good deals can always be found by the saavy investor doing careful due diligence. I live in California and own only my primary residence. My investments are in Lubbock and Dallas, Texas.

My partner and I invest in Lubbock, Texas and are using a diversified approach to placing tenants. We have the traditional long term (1 year lease) tenants and have found success advertising through Airbnb. This has attracted fans coming in for the weekend for the Texas Tech Red Raider football games and also executives seeking a monthly+ stay while making a business move. We welcome ideas on what other BP'ers are creatively doing.

My partner and I own properties in Lubbock, Texas. For our newest acquired MF, we are self managing and testing a diversified approach. We have long term(1 year lease agreements) tenants and are using Airbnb for tenants seeking shorter term. For the Texas Tech Red Raider football season, this is great as fewer hotel rooms exist than those seeking a weekend stay. Our fee includes cleaning, so we are not the ones doing this. We also have an executive staying for a month as he makes a business move and looks for a home. We are exceeding short monthly rents with the Airbnb strategy, realizing a careful analysis of the best balance is in order. We will ultimately have a third party manage the property, however the typical property manager would not have done what we are doing with the Airbnb approach.

My success in out of state investing is boots on the ground at the out of state location. My partner and I own properties in Lubbock, Texas. He is there. I am in the Northern California Bay Area. We share the roles and responsibilities sometimes according to the local need, for example construction oversight by him. Banking, back office, utilities management by me.
