Hey everyone,

I have the opportunity to put a property under contract but the seller’s mom and family friend are on the deed. The mom of the seller is in a nursing home while the sellers family friend is deceased. The seller is able to get his mom to sign the contract but there was NO death certificate for the deceased family friend. Is there any way I can go around this and still close on the property with just his mom? I appreciate y’all.
