Congratulations and great break down. I am new to real estate investing and reading about great success stories like this always keeps the motivation high. Thanks for sharing.

Sorry for this late response from me. I've been sick for the past couple of days. Anyways, since posting this question, my offer at another deal got accepted so I'm going ahead with it. So, I'm not doing this direct purchase deal. Thanks to you all for the great responses.

I having been looking at a 2 flat that the current owner wants to sell directly to me. Unfortunately, I am a relatively new investor and have absolutely no experience in the process of direct sale that I would be financing. I had representation from an agent in previous deals. I could use some incite on the whole process of direct purchase without broker representation. Do i just need to get a real estate lawyer to represent me?
