My follow up question is, so if I were to be doing a buy rehab rent refinance on a property would you recommend paying down payment with my own cash and getting a fixed rate 30, year loan, using hard money for rehab, and then refinancing after that?

Hi everyone I'm 19 I live in Texas and I will buy my first investment property before end of year. My question is are there any loan programs that combine rehab money and a conventional loan all in one?

I'm 18 and I'm afraid my parents are going to say I'm making a huge mistake buying a $100,000 house but I feel real estate is the way I want to build my legacy but they don't believe I should do that
