They are likely anticipating breaking your noise rules. Knowing they intend to break my rules would cause me to reject them. I have language in my standard lease to address noise:

"Tenant is entitled to quiet enjoyment of leased premises. Tenant may not commit waste or damage leased premises or included property in any way. Tenant may not create a nuisance by annoying, disturbing, inconveniencing, or interfering with the quiet enjoyment and peace and quiet of any other tenant or nearby resident."

"Any fines or penalties charged to landlord as a result of tenant or tenant’s guests failure to abide by applicable laws shall be the responsibility of tenant. Tenant must pay the full amount of fines or penalties to landlord immediately."

I bought a tax lien in October 2010, hired an attorney to do the required noticing to interested parties including owner of record and mortgage company. The lien was not redeemed, so I got a tax deed in December 2011. Today, I was at the property and there is a notice on the door that it was inspected and found to be vacant by an inspection company on behalf of a mortgage company and a notice that they could change the locks and winterize the property. I called the number on the notice to inform them I am the new owner of the property and the mortgage is wiped out. The person I spoke with would not confirm the name of the mortgage company. Is there anything else I should be doing about this? I am contacting my attorney as well.

I have noticed that Google seems to be stalking me and displays ads for things I have searched for and sites I have visited. Are you saying you get ads for sites where you are already a customer? That does seem like something Google should correct, though it may not come up too often because many times you will not use Google to access a site which you are already a member/customer of.

If you are concerned for the ad revenues of this site though, just come to BP and click the ad to get to the sites you are a member of. This ad display issue is really more of a problem for the advertisers than for this site.

Why not an LLC? It is my understanding that this provides the best of both worlds, limited liability without double taxation.

Get the covenants and accounting information from the HOA. You may be able to get this directly from the HOA, or may need to go through the seller.

They have the right to it in the event they do not redeem the property.

I agree with others who suggested negative points. I don't look at the points much, but sometimes when someone posts something that seems odd to me I look and if it is negative I figure they are just posting to gain exposure or advertise something, having negative points helps to distinguish these individuals.

I think whatever the system is that gets implemented, there should be some explanation of it that is very easily discovered so everyone knows what the points are measuring.

Maybe instead of the vote system that is currently in place a question of was this post helpful to you and use the number of yes and no responses to factor into the score.

I would assume the condo association lien would be wiped out, that doesn't mean the association will agree or that they won't try to get you to pay. I would check with an attorney to be sure the lien would be wiped out. Maybe even talk to the association and tell them what you are doing, stress that while you won't be able to pay the dues that are owed from the past, you would replace a non-paying owner and once you own it you will pay on time and keep the property in good condition.

Yes, these are in Indiana. I had not heard of it before, but thought of it a couple days ago. It seemed to me that the taxes are still the responsibility of the owner and it doesn't make sense to me that I pay additional taxes and then they get the excess bid later on.
