It sounds a little too close to a self help eviction. I agree with Mike, put them in a hotel or another unit for a few days.

If the yard will get a place rented faster or for higher rent, you could justify paying more for it, but as others have stated, it really comes down to the numbers when buying a rental and the yard probably does not factor into that too much.

I did not charge at first, but I also didn't use any paid criminal/credit check services. I began charging a $10 fee this year which is what I was paying for an eviction check. In the last month, I updated by application process and I will be using a credit check service either through Buildium, or SmartMove where they will have the tenant pay them directly for the reports which are run.

I'm not sure what you accomplish in building the cabins instead of adding bedrooms to the main home.

In regards to renting by the room, I think that is a good idea for a college town. I would recommend advertising the price as $XXX/room, but still signing a lease with all tenants jointly and severally responsible for rent.

I use that too, it works pretty well, and is continually getting better. The only problem I have had with it is it doesn't always know where on/off ramps are and has directed me to the highway at a point where there is no ramp, or has told me to turn the wrong way to get on the highway, but that seems to happen less and less. I think the developers respond very quickly to reported problems.

I also like the speed trap warnings.

I use Quicken Rental Property Manager, I would recommend it for keeping the books on your rentals, but it isn't the best for other aspects of property management like work orders or tenant communication. I am looking at pairing it with Buildium, which I think will work well, but I don't yet have enough units for Buildium to be cost effective.

Certainly you didn't mean to say "premiums" there now did you? I would think you wanted to say "deductibles" instead ...

That does sound illegal. However, if your friend is trying to move out before the end of their lease, the landlord may have told them that if they find another tenant they would let them out of the lease and they may get their security deposit back. Other than that, I cannot think of a way this would be a legal practice, especially if it is not in the lease.

There are state laws that state who gets what if someone dies intestate. Contact the individuals who will inherit the property and work with them.

I use Farmers. I have also used Nationwide in the past.
