Eric,

Jon is correct in this. Without a signed offer from the bank this was never approved. I've dealt with many short sales and REO's (my own home was a ss) and this is typical of the way many banks work.

I wouldn't blame the realtor, but just FYI . . .my last ss took over 6 months to get a signed contract from the bank.

Wow, You guys are awesome! Already so much good information I don't know where to start : )

Just as a side discussion, this property has a studio basement apartment that hasn't been used as such in many years (the owner bought in 1963 and passed away recently). It would need updating to get it back into shape. (appliances, carpet, hvac, etc.)

I'm thinking if I flip I would just leave the basement untouched but anyone have any thoughts?

Hi All,

I just landed a seller with a home for sale through a yellow letter campaign. It's an oddball house but could be a good flip or wholesale.

I'm new to Denver and this is my first deal here, anyone have recommendations on a good title company or contractors? I have a few already in mind from networking, just wanted to know if anyone here had someone they really liked working with.

I'm still working with the buyer for an agreed upon price. This is my first deal here in Denver so I'm really excited!!

I have had my RE license in the past, as well as having done deals with and without a license. I was just curious with the aspect of liability when doing investment deals while having a license.

All,

I've been a Realtor and an investor in the past. Looking to get my license and get back into it after going to college in my thirties. I've heard both sides of the coin in regards to having vs not having it when doing subject-to's and other deals.

I've been told by a few that having a license is a liability when it comes to sellers and a 'your a professional taking advantage of me' mindset.

Any thoughts? Any additional insurance or umbrella policies I should look into in addition to E and O insurance?
