Hi Crystal!

One thing that really helped me was making TONS of flash cards and flipping through them. Everyone learns differently of course, but I found these critical for at least me passing the test. There are a decent amount of practice tests online that I would recommend, some you have to pay for but there are many that are free that will let you keep taking them over and over!

Hi everyone,

Has anyone had any experience househacking in the Greater Boston Area with single family rentals by the room?

I am considering my options for my first househack, and heard a BP podcast recently where someone bought a sfr in an expensive market and rented by the room to achieve some pretty wild cashflow. Given it sounds like it provides a much bigger challenge living with your tenants, but sounds like potentially a higher reward for your efforts.

Does anyone have any experience?

Hi everyone!

I have started to run numbers on properties daily, and have seen oil heat instead of gas in a variety of units. Would the best bet be to aquire a past oil bill for a property, or can you estimate a rough number per bedroom/ unit? How do you like to factor in this expense?

I had a question, if you start off with an FHA 3.5% down loan for a property, do you need exactly 20% equity in the property to refinance into a conventional and recapture that FHA loan?
