I bought my first property in an HOA community, and the HOA fee ended up more than doubling. This was entirely my fault as I did not read the documents thoroughly enough to truly understand them. Actually now I am a licensed CAM and manage HOA's so now I would know what to look for.

I will never make this mistake again, and urge you to please read your documents and meeting minutes of past board meetings carefully. They might be planning a HUGE special assessment like they were in my community and that could lead to lesser cash flow, or a close to net zero cashflow like me.
