i would definitely shop around. i just read on a lenders site that offers FHA that you can have a co-signer that doesnt live in the property. FHA has their rules and lenders have their rules that are more stringent to FHA.

@Erin A. if your property was a duplex, would your lender require that reserve? 

How hard was it to find a hard money lender to work with you considering youre doing a buy and hold? Was there a down payment or did they finance 100%? points/monthly payments? 

Sorry, no info regarding your question but im curious about your HML in baltimore.

anyone else out there that can give input to the liberty heights area? 21215? northwest baltimore?

I'm looking to buy multi family property in the Baltimore area and I'm researching my financing options. I see properties that are selling in the $40k range that, at first glance, does not need extensive renovation. Lets say hypothetically, rehab will cost $10k to rehab the unit ill be renting out, ill will bring the unit ill be living in up to date over time. Will a lender consider doing a 203k for a 50k deal? 

What are my other options with little out of pocket cash?

I don't think anyone would complain about a FREE program, at least i wouldn't. I'm a complete rookie in the investment world and will be interested attending anything free. 

I am located in Baltimore and looking to learn more about Baltimore's market and potential.

I have not personally done a 203K loan but i have done plenty of research as this seems like the avenue that i want to go down. You plan on occupying the property right? 

From my research, lenders strictly prohibit the buyer to do any of the work themselves...this is to reduce the lenders risk. BUT, depending on the lender, they will allow the buyer to conduct renovations if they are licensed to do the work. I am sure they would like to see past work, references, etc to prove you are capable.
