Thank @Jonathan Klemm, more great feedback.  I am a non-practicing architect, so the challenges might be what makes it interesting. When I jump into this work (whenever I make the move after selling my current home in the next few months) making money will be mandatory, but I also just want to design and problem solve to make something more than it was before I started. (Naive, I know).

I'm considering north of Charlotte, where older homes may be one floor -- and where finding new home sites may be constrained, and lot sizes may be maxed out...could you make 2 bedroom 1 bath units into 4 br , 2-3 bath units by going up a floor, and adding value that way (if you didn't have room to expand out horizontally).

Most flipping advice and examples I read about or listen to on Bigger Pockets focuses on squeezing in rooms, or creating duplexes, pushing out a spaces, opening up spaces and functional or material upgrades...but when does it make economic sense to rip off the roof and add a new floor, with stairs (obviously) and expanding HVAC, plumbing, etc?
