Look at REIGuard. The pricing and coverage is great. The claims service I have found to be lacking.

Kalimah, The pics look great. I know different parts of the country are different. In Dallas - Fort Worth we place everything on the MLS. I like everyone to see my properties. Some people don't use the MLS because they don't want to pay agents. Remember you decide the commission rate.

For anyone reading this in Texas. It is my understanding Texas lease options generally are illegal now. There a very few loopholes. But from everything I have learned the loopholes are too restrictive to justify. So please reach out to a Texas attorney if you are in Texas.

Be sure to confirm the tenants have been paying rent and taking care of the property.

Interview the property manager.

My advice is to see if the tenant wants to leave. Let them out of the lease then fix any problems. If they are unhappy logic tells you they would want to move.

I prefer not to invest in college rental. A few reasons below:

1) college rentals turn over almost ever year - Ilike my tenants to stay forever.

2) if you miss getting a tenant during the leasing season you risk have a long vacancy

3) my experience has been college students are hard to get $ from. Make sure to get the parents on as co-signers

4) college students can be helpless. think, air filters, mowing, watering yard, roommate issues, etc.

5) some students can be kinda rough on the property.

6) many REITs have gotten into the business of renting out resort style housing in my markets. It's hard to compete with the deep pocket companies.

Few pointers:

1) Have a google number for all leads to call. This way you know when a call is a potential tentant.

2) Move fast. Answer every call. It is unrealistic but answer as much as you can.

3) Have your voicemail explain the property, price, qualifications, etc.

4) I do lots of pics and a video tour. Be ready to send them a link to the pics and video. Use Dropbox, Box, YouTube or similar.

5) Be ready to show the property ASAP at the time the tenant wants. Tenants are less likely to show up for an appointment if they have to sleep between their call and the showing.

6) Look into Rently. Once you have multiple properties, this will be a game changer and can solve SOOO many issues. http://use.rently.com/

7) Lastly you can ask a property manager if they will lease it up for you.
