Erik, you summed up exactly how I feel with the mental road blocks. As soon as I try to learn one aspect of the process, I find another step that I "need" to understand before doing anything.

I am taking your advice on taking action starting with marketing. I am finishing my marketing list tomorrow and deploying my direct mail campaign this weekend. I have some personally handwritten letters out there from driving/deal machine and am reaching out to the bandit signs/other wholesalers/Craigslist listings.
On a fun note, one of the addresses I sent a Yellow Letter to called me back (my first call). As a sales professional in my 9-5 job, I was really pumped to have a productive convo with a possible seller no matter the outcome and learn from it. He said his house was just appraised for $1M (which is probably true) and asked if I really had that much Cash to buy the house with. As soon as I started to explain that I dont pay full market price because... He cut me off and said "yeah F Off". That was awesome.
Happy I was able to get that out of the way with my first call! ha.
Hi Erik. I generally ask if you have anyone who works with real estate investors, are familiar with wholesale deals and what is required. For the most part they are uncertain of what I am asking.

Can anyone recommend a good title company that is investor friendly for wholesale deals in San Diego? I have called a hand full and have had no luck so far. In all fairness, I am new to wholesaling and am trying to get my ducks in row. So it is possible I am not clearly explaining what I am looking for when I speak to them. I am in the Pacific Beach area but any suggestions would be appreciated.

My name is Kyle; I am 28 years old, living in San Diego, originally from Western Massachusetts and work full time as a sales rep for a roofing supply company. I was lucky to have stumbled upon the BiggerPockets Podcast and have been addicted to developing my RE knowledge ever since.
As of now I have no real estate background besides the BP podcasts I listen to daily.
My real estate goals are to start Wholesaling in San Diego, using those earnings to purchase a buy and hold property/house hack. I want to continue to accumulate properties that cash flow (open to looking in different regions, especially Western Mass), begin flipping, and be open minded to all opportunities to build a fluid RE business. The ultimate goal is to build enough passive income so I can leave my current job at some point, IF I choose to.
My immediate goal is to find someone to talk real estate, build a relationship and network with in San Diego (I live in Pacific Beach but travel all over the county for work). Currently, I am focusing on a marketing plan to begin Wholesaling but could use some guidance on direct mail campaigns, basic systems to have in place, which neighborhoods/towns to target,...everything with getting the ball rolling.
I want to start building wealth. Working hard for someone else's bottom line will not get me to where I want to be financially. I am ready to learn and take action.
