Hey Bill thanks for the Reply! Stessa is pretty awesome, it has the same feel as Rentastic but Stessa is way more detailed and completely free which is awesome, thank you so much for the recommendation! 

John and Aaron, I've heard quick books is a generic program that you can tailor to fit your business, not only is it very pricey but its not custom to landlords, I was planning on using it but watching tutorials on how to use quick books seems way more complicated. have you used Stessa ?

HEY GUYS AND GALS!

First off check out my about me to see what I'm up to. 

I'm very thorough about research and cant find anything decent about BOOK KEEPING. 

So far I have found Rentastic (program) (vs QuickBooks) to track or using excel but have not found a good explanation on the topic for taxes

I found the DIY landlord on Youtube that explains schedule E and the categories. 

So basically can anyone recommend a good video, person, explanation, an excel spreadsheet anything would be great.
