Hi all, thanks for information provided in the thread. Just a question on California law and Auction.com, when they stipulate Est. Debt (amount owed by borrower); is this amount transferred to new buyer or does this get waived (I assume this is mortgage debt on the property)?

I am trying to figure out if I win the bid on the house that this is the only cost I pay for the property and it gets transferred to my name or are there other ride along conditions I need to be aware of (I am new to auctions so trying to get a better idea)?

Hi Graham.

I have the same approach as you, currently living in South Africa and looking to invest in the US. It seems that once you have the structures in places as per previous comments its a lot easier to get deals closed (again all cash is easier still). I had a house under contract about 2 months ago and everything fell through at financing stage due to banks bureaucracy (foreign earned income and having relevant tax returns in place, they didn't accept the prior years returns and needed the lastest ones but we file for tax season here 3-6 months after the US so its a mistiming, I have resolved this and will be back next month with another offer), so the only advice I can offer from my limited experience is that ensure you know exactly what is required from a financing stage, and private lenders are generally more flexible and will more able get you into your investment quicker (at a higher cost).

Would be great to hear how you investment forray into the US goes!

Would be interested to see the condition of the place, and better understand the reason as to why the owner is so motivated to sell. On a quick look at the complex and avg prices, this is 33% of the value which seems very low even from a motivated seller.
