Get a copy of a quick study book for Landlord's rights in your state.

For most states, if the property appears to be abandoned, you have the right to secure and protect your property. As has been stated, store the contents for 30 days.

The more passive you are as a landlord, the more you will get screwed over by tenants. (coming from personal experience as I have 18 rental properties)

Get a copy of your states 'Landlords Bible' as on online Ebook. Read it. Follow the law. Act decisively. Act quickly. Don't be timid.

Hello Jon. Saw your project on Crest Ave. the other day while I was looking at @Bryan Hancock 's properties. You guys should have Crest 'totally 'gentrified' soon !

Those are monthly rent amounts.

@Robert Piller I will sure keep you in mind Robert wrt partnering on deals we may both come across.

Right now, I have 2 offers out on SS's in Lago Vista and Cedar Park and other than those two prospects, MY PIPELINE IS EMPTY.

Greetings,

Perhaps the best way to introduce myself is to post up info from my profile:

Seven years after retiring at age 52 from an energy career, I have begun a new 'career' in real estate investing. I have spent 70% of the last seven years living in Europe with my wife and we are now full time(for the most part) in Austin.

Experience

I have owned a Mobile Home Park (17 park owned MH's and 9 month to month RV spaces)in the Rio Grande Valley (Edinburg) for almost 3 years. I have an onsite property manager and part time handyman. The park has been returning just over 20% on my investment after expenses.

Real Estate Goals

1) Fix and flip 6 SFR's/year with cash.
2) Buy and hold as many SFR rental properties as possible using leveraged(bank) money.
3) Buy and hold at least one MDU (leveraged)
4) Partner with others on spec builds in 'hot' Austin zip codes.

Currently Seeking

Properties to F&F
Properties to B&H
Equity partnership on Spec builds in Austin (78702 and others)
Establishing a relationship with local Mortgage Broker for B&H's.

I need to develop a pipeline with wholesalers/bird dogs/RE agents and other investors in Austin that will bring me opportunities to invest/partner in.

I am looking forward to meeting/networking with many of you in the Austin area in the near future. I attended Harold McGee 's BP meeting last week in Austin at Big Daddy's and found it to be well attended, and beneficial to me as a new face to the Austin RE community.

Thanks to the originators of this great site @Joshua Dorkin ! (I can't remember how I found BP, but very happy I did).
