Post: Sheriff Sale Purchase and the occupier won't leave in Philly

I purchased a property in June 2015 and the son of the owner won't vacate.  I was told by the city because he is challenging the validity of the sheriff's sale it is now a civil matter.  The court date is in November and I don't want to wait any longer.   Would it be worth it to hire an attorney or should I just wait for the November court date.   I've offered him up to 1000.00 to vacate and he hasn't budged. He has absolutely no income and I am now responsible for this year's taxes and water Bill's.

Greetings,

I am a novice investor eager to advance my career in real estate.  I am currently co-owner in 2 properties and I have the opportunity to purchase 2 additional homes in North Philadelphia for what I believe to be below-market.  I now want to focus on the Germantown area as I in the Jumpstart Germantown Program.  I look forward to increasing my knowledge of real estate investing and help out any way I can.
