Hello,

Do you contact references to pick between candidates or do you only do it as a last step once you have picked the ideal candidate? In general, are there any good strategies to choose, besides gut feeling :)

Thank you, everyone, for your input. I am going to look into changing it. The reason for the carpet by the shower is that the bathroom is part of the master suite (no door in between).

The carpet is in pristine shape otherwise (that and the bed legs), but for sure when it's due to be ripped off, I will not put carpet there.

And yes, like I said, I was not going to deduct this, but I was thinking of mentioning it to my next tenant (to have a good size rug).

Hello,

I had my tenants' move-out walk through yesterday. The carpet was brand new two years ago and it's been kept well. The only two issues are some discoloring by the legs of the bed and some discoloring by the shower, where there is carpet.

I am not planning to charge them for it because they have kept good care of the property. However, it does seem like it could have been avoided. They said they had a rug there, but it happened anyway and it is "wear and tear." However, it looked to me that the rug was not big enough, as the discoloring was on the edges of where the rug must have been. What do you think? (The lighting is not the best, so the blackening doesn't show up as clear as when you look at it, but I hope you can see what I mean.)

Going forward, should I tell the next tenant to have a large enough rug? 

Should I consider replacing the carpet in that area by linoleum or something else?

Did you experience any glitches? I was on chat with a turbotenant rep and she said that the sites they post to will simply ignore a listing they already have, but I want to make sure that is actually so, as I am considering using them.

@Pancham G.: I started using the Google form and it has been great, so thank you again. I have a question for everyone using that: What do you say with those who respond and don't meet the minimum criteria that you have listed in your ad? That is happening to me a lot.

Hello,

I have read previous posts on where to advertise. I have only one rental and an open house coming up this Sunday. My ad is on Zillow, zumper, and Craigslist. Anything else I'm missing? I read there is also Facebook. I only have a page that I once used for a class, so even though I have access, I don't know if it is actually bad that people go and see no information about me there...

Some people mentioned realtor.com and apartmentratings.com, but it was a while ago.

If anyone is in the Sacramento area, that would be even better.

Hello,

My rental has a fireplace and when it rains, the tenants notice signs of moisture by the tiles (it darkens). Nothing on the walls, nothing in any other place, just there. Is this something the insurance will cover?

Since I am new to this, I wonder what others have found over the years to be the best candidate. In my thinking, it is what I had for the past two years, a couple with no kids, but perhaps there are other profiles that work well too. It is for a 3BD (including master suite overlooking a lake), 3Bath, nice neighborhood.

I'm trying to figure out the wear and tear I can expect from different prospective clients like:

- Teenagers

- Children

- Boys vs. girls

- Old vs. young

- Extended family (e.g. grandma, mom, daughter in the house)

- Other?
