so I'm currently negotiating a possible deal with a ms who's  getting old and wants to leave the wife with something so here it is a duplex 2bd 1bth both units occupied with brand new leases. The building is in a war zone area. I did my numbers and came up with a fmv of 23k so i was able to talk seller down to 12k from 25k...rent  is currently 425 a month my plan is to wholesale it as is investment property tenants pays all utilities  except water and sewage. Need opinions and suggestions from you all... thanks

Went to a rei seminar  and although i did find it helpful I'm just curious to know how does the community view  these schools that teach "the best" techniques and offer unlimited wealth in real estate.

today me and my partner will officially close on our 2nd property as wholesalers. I must say I'm in a good predicament as I'm getting hands on training and reading books as well. It's a slight contrast but oddly goes hand and hand. Our goal is to reach 4 deals a month on average so we're doing everything our little finances will allow at the given time to market strategically, so far so good. At times I find myself getting frustrated and wanting to give it all up, but I go back to my WHY which is freedom, and most importantly my support system: my wife, family, and buisness partner for that boost that is greatly needed. The more knowledge I acquire on real estate investing, the more intrigued I become. This is definitely a field I plan on making a career out of. So I say that to say this: Hard work will pay off but the key is clarity on what exactly you want from this,  but you must stick with it as in time your vision gets clearer... THE ONLY WAY

Hey Tara If he's motivated and you can talk him down at a price attractive to your end buyer.. then I'd say go for it, but either way by you just starting out, just talking and building rapport is good for practice.
