The response that @Account Closed posted is something I would greatly recommend as well. The NOLO series, especially The Landlord's Legal Guide comes with tons of 50 state legal forms for you to use in your business. They are great tools!

Thanks @Stan Sugarman and @Phil Earley! I also called around my city to the bigger property managers and they recommended the Georgia Landlord Tenant Handbook. I think that might be the same as what Stan linked to. 

I am finding that it is very difficult to find tenants with the 3x rule for income. When they do meet it, they have a previous eviction or bankruptcy. We are being patient and waiting for some better quality tenants and as a post I read yesterday on BP said, "it could take a month or more to find great tenants".

My wife and I just bought our first quadplex and we are actively screening tenants. As a self-manager, what are some of the important Georgia specific landlord tenant laws I need to focus on?

Hey guys, so my wife and I just bought a quadplex here in our market (details will be in a separate post), and one of the four has carpet lying on the concrete slab. The previous landlord took the padding and left the carpet, this tells me some sort of water problem in the past. My home inspection was very thorough and even checked structural to ensure there was no water damage due to this being in the South. 

So I have been pricing out carpeting for this single unit, which would be approx, 900 square feet, and have also looked at hardwood laminate and vinyl laminate. Since these are rental units, I figure I will have to change out carpet every tenant to two tenants (if they stay the full lease). What prices should I be looking for per square foot, for the 900 square feet I have been bid $2100 installed and scotch guarded. 

Any other thoughts on flooring?

Kayla Wong Hey Kayla Welcome! I too am from California and I invest in Georgia. What everyone said is true. Just a little word... As Thomas Franklin said establishing an entity would be smart for tax advantages, which it is, you need to know that California does not provide asset protection under an llc like other states. Courts in California are not owner friendly when a lawsuit occurs and tend to lean toward the tenant. I would say reading books on corporations would be mandatory, as well as understanding laws on llcs in California. A good real estate attorney that has experience with investors in many states could actually advise you on this.

Russ Brantley you can find standard purchase agreements 50 state legal at Staples or through NOLO. I bought their Landlords Legal Guide and it came will 25 forms for purchase/lease/maintenance/etc. You don't have to buy that book, i was at Staples yesterday and saw they sell the individual forms there for a very cheap price. All of their products were made by lawyers from around the country, so thats what I use. Good luck!
