What method do you use to receive rent payments? Is there cost associated with these payment methods? I am looking for the easiest, cheapest way to receive payment for rental property out of state.

Yes, you must be able to access the panel without having to move anything. Should be clearance In front of and around panels.

@Robert Chaiton I would suggest finding your local REIA and start networking with real estate investors/professionals. Also, find an investor friendly broker. Good luck!!!

Is there a market for working with investors to provide rehab estimates and investor anaylsis? I have an extensive estimating background using professional estimating software and also have my real estate license to help me determine ARV for the property. Would you as a wholesaler, house flipper, long-term rental, etc use a service like this? The estimates would be very detailed with photo's showing the work that would need to be completed and the investor anaylsis would be similiar to the calculator used here on BiggerPockets. Any feedback would be appreciated!!!

I figured if anyone could point me in the right direction it would be theBiggerPockets community.  So this is my current situation.  I was pre-approved for a conventional mortgage loan for $300,000 with 3% down.  I am currently searching for a home but cannot find what we are looking for so I am now wanting to build vs buy.  The banks are all wanting 15-20%down for a construction loan.  I can not come up with that down payment at this time and would really prefer building.  I have found a piece of property for $45,000 but was wanting to see if you guys and gals have any advice to get around the large down payment for a construction loan?  I do own a manufactured home out of state that i'm using as a rental property.  Would banks use a manufactured home for additional collateral for a down payment if i can put 5% down?  Any ideas or suggestions would be appreciated.
