I'm a relatively new buy and hold investor. I bought my first property in April 2019 in Memphis, TN. I eventually pivoted to Alabama, buying a few in Birmingham and then Montgomery. On paper they look like they'll be great investments with steady returns. But I'm reading that Huntsville has exploding job growth and insanely low inventory for owners and renters. So I'm considering some buy and flips there. Thanks for your pointers on this, @Kiley N., @Tim White, @Dave DeMarinis, and @Douglas Vogel. I pretty much charged into the real estate game learning on the fly, so I'm trying this Huntsville endeavor with a little more intelligence and patience.@Tim White

Jarett, I would be interested to hear/read what you learn. I am also looking to close on my first real estate deal. It has been far longer than I would have liked.

Financing was interesting. I'm using Visio Lending out of Texas (I'm in Virginia buying a quad in New York through an LLC registered in Wyoming), so it's been chaotic. Visio has been the only entity I have found who will loan to 1) an out of state LLC 2) for a property not owner occupied 3) for a property with 3+ units 4) for an LLC with no credit (we're using mine). The interest rate is not awesome- 6.875% currently. And 25% down is required. It is not great, but the already fully occupied quad will (hopefully) make it worth it. I will certainly look to refinance in a year or two, but simply closing is the goal right now. I will certainly look back and shake my head at this deal, but I would rather do the first one poorly than not do it.
