Hello, 

I am currently in the process of doing some cosmetic renovations to my investment property and my contractor is constantly coming across bad mold, water damaged cover ups, and structure defects all throughout the units. I’ve had the property for 1 year and 2 months now and upon doing some research on Google, statue of limitations Illinois law , I would’ve had to report the issues within the first year. Is anyone familiar with these type of situations ? Please help.

@John Warren Thank you, thank you, thank you! Yes, I was present during the inspection. At the end of the inspection, I asked questions. I asked the inspector based off what he came across, does he think the property is good or does he think it would be a money pit, he advised his only concern was the moisture on the exterior brick of the building and that I should get a masonry contractor to take a look at it, which I did, and he assured me that it’s just minor work to be done so I am currently moving forward with the purchase! Thanks for the feedback!

@Billy Daniel Thank you! So this exactly what my agent’s husband advised. He is a flipper/rehabber as well and he advised that the repairs are fixable, the numbers are fantastic and not to pass up on such a great deal.

@Paul De Luca thank you! This is exactly what I did.. got a quote for the repairs and now requesting that amount in credit.

@Jonathan Greene So no, the property is not as-is. My agent advised the issues are not major and that most of it is due to lack of upkeep on the property. We’re currently in the process of requesting a credit in the amount of what it would cost to repair, which is $10,000. Thanks for the feedback!!
