@Jay Hinrichs I am still new to this so please bear with me.

The starting bids are listed as under 10K as those are heading to auction. There are a couple in preforclosure. Mission Valley has a few and Rancho Bernardo - both prime areas. I misread the Pacific Beach - it was actually Pacific Coast Hwy which is closer to downtown San Diego and those were 14K and 22K but still near downtown is in demand.

Hi @Jay Hinrichs Thanks for responding. Well, not necessarily a typo. I found 4 foreclosures in a high-demand area with the published price of under 10K. Obviously it requires more research on these properties to see if there are any other hidden fees that weren't listed. These condos are either in preforeclosure or heading to auction and would sell for well over $100K - actually more like $200K and up. Rancho Bernardo and Pacific Beach areas. Much of PB is coastal rental area. Rancho Bernardo is a prime area as well.

What is your interest level? Is it worth diving deeper to see what's up with these and other similar properties?

Alternately, I own free and clear property in WI that I need to get fixed and on the rental market preferably in the next month or so. I own it free and clear but just need a short-term (2, 3 or 4 yr) loan to get it rent ready. Good solid investment. Since you're in WI, do you know of a good PM that might wish to work with me? Robert Leondard was very helpful in marking this up as an example:

20k @ 10%/4yrs= 507.25/mo
$900/mo rent @ 15% PM fee = 135/mo
900-507.25-135=257.75/mo positive cash flow before tax/expenses for the first 4 years. After the loan pays off and the PM rate goes to 10%,

Newby here, From CA starting with a home (100% equity) looking for short-term lender for repairs so it can be rented in April. Highly desirable SFH in good area in WI.

Once I get this going - my goal is to start on properties in SoCal. Already found CA condos for under 10K heading to auction. Is anyone interested?

HI Guys,

I am new to this and have always wanted to get into buying/renting buying/flipping properties. I now have a property I own free and clear in WI, but need funding to fix it up to rent it. Then need a property manager. Then once this funding is paid off, take equity loan to buy my next property.

Is there anyone out there that can lend 20K for 2 year term - rent pays loan. Home is in a good highly desirable area. Highly desirable family home size and price range.

If anyone here can assist with this please let me know.
