Thanks for responding Eric Black, I didn't think it post. 

Points charged by the lender (wouldn't you only get this once the bank has the property info), Cap rate, closing cost ( I normally estimate about $5-8K but if you are doing a rehab loan wouldn't it be different?).

I haven't been on the site like I probably should but tax season has meet busy. I tried to use the analyzer a couple times to check if a property was worth investing but I find that a lot of the information it's ask I wouldn't have. Shouldn't you use the analyzer before making an offer? Any literature or webinar on what you should be looking for once all the info has been entered? Thanks for all your help!!!! Regards, Latasha

Though you can work on both at the same time I think building a list is key because it will allow you to get an idea of what properties you should be looking for. Just my thoughts.... Good Luck!!! Latasha

Hello everyone!!!!

Just wanted to introduce myself. My name is Latasha Phillips, I have a degree in Accounting and live in Northern, NJ. I purchased my first property back in 2008 as a favor to a friend, long story short, it wasn't a great experience but I learned a lot. I am seeking to get back into real estate and accomplish the goals I have set forth. I would like to build a portfolio to include about 75-100 properties (including commercial). I am fascinated by rehabs so that is what I am currently seeking.

I would like to work with a hard money lender as I have only heard of them and would like to see if it's easier than commercial banks.

Hope you've gained some insight into who I am.
