Not at the moment I just briefly looked at your area the medium price homes there are half the cost so that’s nice but with that the rentals are about half as well. Population is real low, need to see the growth there do you know? What are the good neighborhoods there that you are thinking of investing in? Are you trying to manage it your self?

That’s what I was thinking as well for areas. The property is almost paid off on that house I just thought capturing the appreciation with a 1031 and buying bigger will make more cash flow. I don’t have numbers yet exactly so I can’t put this to be analyzed.

Not sure if this will be a duplicate message I post and it does not show up So I would like to invest out of state due to my market price in south Florida is very high. I would like to buy a multi unit family property’s I can afford to buy two single houses in my market but that is not scaling theme that I want. So getting a agent out of state and property mgm is my plan to find a good cash flow property. Any ideas on what to look for that you may have encountered and why not to do out of state? I may also do a 1031 on another property for down payment is this a good idea to sell it or keep renting it for the cash flow and refinance out the cash Any help and ideas will be a greatly appreciated thank you in advance

Thank you sir for taking your time to reply much appreciated! I will look at this and see if I can apply it accordingly the market here in Miami is tough and maybe tougher for a newbie. I may need to do out of state in order to grow.

Hi did you find any wholesalers in homestead area?
I would like to follow up with am new to investing as well. How do you know what is a good deal in reference to the rental income to the purchase price? What is a good percentage to earn on the return
Can someone help me with understanding how to calculate what makes a good profit margin (I.e 1 percent to 5 or more) when looking at the property price to rental income.
